The short version

Clearing a house after someone has died, or helping a parent downsize out of a home they have been in for forty years, is not a normal junk removal job. There is usually a deadline attached — probate, a possession date, a sale closing — and there is usually someone standing in the middle of it who is exhausted.

We have done a lot of these in Calgary since 1996 and the approach is the same every time: no pressure, no rushing you through decisions, and nothing leaves the house until you have said it can.

The work itself is a full house clearance. Furniture, appliances, mattresses, clothing, kitchenware, paperwork, garage contents, basement storage, the shed out back. When we are finished, the house is empty and swept.

How we handle a house that has to be sorted first

Most estate clean-outs are not one visit. There is a sorting phase where the family goes through the house deciding what is kept, what goes to other family members, what might be worth selling and what is going.

The most practical setup for that is a bin on the driveway for the duration. You work through the house at whatever pace you can manage, and the bin absorbs everything as you go rather than piling up in the front room. When it is full we swap it or take it away.

For the final clear-out, we bring the truck and crew. By that point the decisions are made and it becomes a straightforward, fast job.

Things worth checking before anything leaves

This is the practical advice we give every family, because things get thrown out that should not be. Check pockets, drawers, tins, envelopes and the backs of picture frames. Cash, jewellery, documents and small valuables turn up in all of them.

Look specifically for: identity documents and passports, land titles and property paperwork, insurance policies, bank and investment statements, war medals and service records, photographs and negatives, and anything with a name written on the back.

Furniture is worth a second look too. Solid wood furniture from the 1950s and 60s, older tools, and quality kitchenware often have real resale value in Calgary. We will point out anything that looks worth keeping rather than just loading it.

Deadlines, realtors and possession dates

A lot of estate work runs against a hard date. The house sold, possession is on the 30th, and it needs to be empty and broom-clean before then.

Tell us the date on the first call. It changes how we schedule and it is much better handled with two weeks of notice than three days. If the timeline is genuinely tight, we will tell you honestly what is achievable rather than agreeing and then failing.

We can also work around a realtor's staging schedule, and we coordinate with estate sale companies where one is involved — they take what sells, we clear what is left.

Estate work is often done with neighbours watching and family in the house. We keep it quiet and unmarked in the way that matters — no shouting across the yard, no leaving personal belongings visible on the lawn, no comments about the contents of the house.

WHAT WE DON’T DO
  • We are not an estate sale or appraisal company — where items may have real value we will say so, but valuation is not something we do.
  • Household hazardous waste in the garage or under the sink has to be set aside for a City of Calgary drop-off.
  • Firearms must be handled through the appropriate legal channels and cannot go in a disposal load.

How much does an estate clean-out cost in Calgary?

It is priced by volume and weight, and a full house is usually multiple loads or a bin over several days. We walk the property first so the number reflects the real job. Call 403-509-2783 to arrange that.

How long does clearing a house take?

The physical clear-out of an average Calgary bungalow is one to two days. The sorting phase before it is what takes time, and that is entirely down to the family. A bin on the driveway during that phase is usually the least stressful option.

Can you work to a possession date?

Yes, and tell us that date on the first call. Two weeks of notice makes it straightforward; three days makes it tight. If a deadline is not achievable we will say so rather than agree and let you down.

What if we find something valuable partway through?

It stops and stays with you. We are not an appraisal service, but if we come across something that looks worth keeping — old tools, solid wood furniture, documents, medals — we will point it out rather than load it.

Do we need to be there?

No. Many families walk us through once, hand over a key and come back to an empty house. If being there is difficult, that is completely normal and we work that way often.

Can you coordinate with an estate sale company?

Yes. That is a common sequence — the estate sale runs first and takes what sells, then we clear everything that is left and sweep the house.
